Forest Hills homes are located east of White Rock Lake in East Dallas. Forest Hills real estate provides buyers excellent proximity to the lake and downtown Dallas while providing some of the prettiest landscaping and natural features in Dallas. Buyers of homes for sale in Forest Hills have long chosen this area due to the mature trees and look of the neighborhood along with the location on the east side of the lake. Forest Hills real estate is considered expensive.
The Forest Hills neighborhood is assigned to the Dallas ISD with local children living in the area attending the following public schools - Sanger Elementary School, Gaston Middle School, and Adams High School.
Buyers of homes in Forest Hills can find properties built as far back as the 1940s which have been remodeled to fit today's popular building trends. Those homes, which have undergone a great renovation and kept with the original architecture and character of the home, will fetch good prices per square foot. Since some of the properties do date back to the 1940's buyers may also choose to find Forest Hills real estate which is in need of major renovations and may have some fun doing it themselves. Finding that right house at the right price and being willing to put the time and money into the property has the ability to make a great financial and personal reward for the new buyer. If you choose to rehab a home, please know that keeping with the original architecture and design of the neighborhood will bring the greatest returns.
The houses in Forest Hills generally price between the mid $300,000's for smaller homes which need work and updating, to over $1,000,000 for the larger houses which are either new or have been very well updated. With the more expensive real estate listings in Forest Hills, buyers can expect gorgeous exteriors with stone, stucco and traditional brick facade, larger lots close to half an acre, mature trees and landscaping, custom swimming pools (some saltwater), interior features like large gourmet kitchens with granite or natural stone islands and counters, abundant storage, wood or natural stone flooring, winding staircases with iron accents and more.
The smaller houses in the neighborhood will often have a ranch style architecture and might possibly still have the original hardwood flooring and building trends of their original construction period. Bathrooms and kitchens will usually be the areas which will need updating. However, lot sizes will generally be more generous than a buyer would find in, say, a newer construction home in the suburbs. Most lots are at least .3 acres in Forest Hills. Please also know on the older homes that many of the master bathrooms will have only a shower and the shower/tub combination will be located in a shared bathroom. This was very common for this era of construction. Closets may also be a tad smaller than today's trends which were, again, very usual for this style of home.
