University Park Real Estate

University Park homes were originally centered around Southern Methodist University. University Park real estate borders Highland Park to make up what locals call "The Park Cities."  A very affluent area of DFW, University Park homes are landlocked by Highland Park & The City of Dallas.  Served by the very highly-rated Highland Park ISD, a buyer of real estate in University Park will find some of the highest prices per square foot in the entire Dallas - Fort Worth Metroplex.

Homes in University Park average a list price of around $2,000,000 but can range from $200,000 to over $10,000,000.  On the lower end, buyers will find one bedroom condos in the high $200,000 range.

Most of the University Park real estate will be around 4000+ square feet with three to five or more bedrooms.  Some of the homes in the area were built back as far as the 1930's and still stand today.  Those University Park homes built in the 1930's which have been well-maintained and updated are likely to bring very high prices due to the original architectural styles popular with today's buyers.  Buyers in the city may find styles ranging from contemporary & modern to Craftsman style to Tudor Style to Mediterranean style homes and, of course, the traditional style.

Residents of the city are served by the Highland Park ISD and zoned to the 75225 & 75205 zip codes.

Buyers of homes in University Park will not find large, new subdivision developments, rather they will only find custom home builds which typically do not price below $1,500,000.  Custom home builders in the University Park area include but are not limited to:  Rosewood Custom Builders, J Stiles Homes, Edinburgh Custom Homes, Key Residential, Desco Fine Homes and Hatfield Builders.

How University Park Began

It all started when a cluster of homes in University Park were built surrounding Southern Methodist University, which was founded in 1915, in what was then rural Dallas County. After homeowners were unsuccessful at getting the city annexed with the Town of Highland Park and later Dallas, they took to the polls and voted by a 5:1 margin to incorporate the town. Efforts quickly began to improve the city, and by 1945, it was home to over 20,000 residents. By then, it was one of the most prominent locations in the area, and the City of Dallas took notice. It wanted to annex University Park into its boundaries. Voters rejected the annexation, and today the still affluent city is bordered by Dallas on three sides and Highland Park to the south.
