Plano Texas Real Estate

Plano TX homes for sale are located in several zip codes of Collin County.  Plano is surrounded by the cities of Parker, Murphy and Sachse to the east, Richardson and Addison to the south, Frisco and Allen to the north and Carrollton and The Colony to the west.  The houses in Plano price from the low $100,000's to over $5,000,000.

Residents of the city are served by the highly-rated Plano ISD.

Buyers will find townhouses, condos, high rise condos (being constructed now) and single family properties.  A overwhelming majority of the listings are of single family houses.

These posts are, of course, only our opinions on the top subdivisions & relocating to Plano but will give buyers a great place to start their searches, do a little homework and research.  Be sure not to miss these posts if you are moving to the area.

The current median value for Plano houses is around $262,000 and values have risen almost 16% in the past 12 months.  The average list price on residential real estate is around $600,000 as of early 2016.  The relocation of several major corporations to the area has much to do with the rising prices.

While buyers will certainly have their choice of luxury properties marked above the $500,000 price point, the city will also offer an abundance of choices for homes in the area below the $500,000 mark.  In fact, most of the listings in Plano will fall under the $500,000 mark with the west side of the city being the more expensive area.

Over $1,000,000

The priciest luxury real estate in Plano is found in the following areas and neighborhoods where the prices defined as "luxury" run over $1,000,000: El Rancho Country Estates, Willow Bend, Kings Gate, Gleneagles, Normandy Estates, Lakeside on Preston, Red Wolf Estates, Shoal Creek and Kings Ridge.

As a side note, Gleneagles will offer luxury buyers a shot at a golf course home as the community is centered around the Gleneagles Country Club course.

Buyers in the luxury market will find the homes almost always have over 6000 square feet, features like multiple fireplaces and staircases, five to six bedrooms, media rooms, wine storage areas, larger lot sizes over three quarters of an acre, tennis courts, hotel like swimming pools, elevators, exercise rooms, gourmet kitchens, libraries and more.

$500,000 to $1,000,000

A step below the luxury market is what we would call an executive type of house and those prices range from approximately $500,000 to $1,000,000.  Buyers will find larger properties in this niche with square footage around 4500 to 6000 square feet on mostly two story homes with four to six bedrooms and some very nice upgrades and features.  Buyers will find larger properties and more upgrades and amenities toward the $1,000,000 mark.  Some of the real estate priced around the $1,000,000 mark will be in the same subdivisions and neighborhoods as the luxury listings in the category above.  Buyers will also find some of the same upgrades and luxury amenities as found in the luxury range. 

Neighborhoods priced from $500,000 to $900,000 include: Preston Lakes, Normandy Estates, Avignon, Whiffletree, areas of Willow Bend and Lakeside on Preston, Hills at Prestonwood, Chase Oaks, Castlemere, West Park, Deerfield, Harrington Homeplace, Forest Creek, Highland Ridge, Glenwood, Pitman Creek and more.

Most of the listings within this executive class will feed to Plano West High Senior High School.  However, some of the properties will also feed to Plano Senior High School and Plano East Senior High School.

Below $500,000

Plano homes priced below $500,000 may be found in abundance as well.  Most of these listings will be located in the Plano High School or Plano East High School zones.  Buyers may find that they need to update these properties as most will have been built in the 1990's or older.  Some will offer open floor plans while others will be more of a 1970's or 1980's style with more closed floor plans where the living areas will be separated from the dining areas, etc...  The bathrooms will often feature cultured marble counters which were popular with builders during the time of construction.  The kitchens may also still have laminate counters where most buyers will want to do the work to upgrade the kitchen counters to a natural stone.

If a buyer is looking for listings below $500,000, our Realtors would suggest starting in the following neighborhoods and areas: The Hills at Prestonwood, Old Shepard Place, Malibu Estates (which offer buyers new construction in Plano in the price range below $500,000), Wolf Creek, Stone Lake, Timber Brook Estates (also another community offering new construction to buyers in this price range), Wyndham Hill, Ravenglass Estates, Highland Ridge, Chase Oaks, Townhomes at Legacy Town Center (zoned to Frisco ISD and very nice townhouses in Plano for those wanting that type of living), Preston Meadow, Spring Ridge, Whiffletree, Glen Heather, Glen Meadows, Fairfax Meadows, West Creek, Forest Creek, Fountain Creek, Parkway Heights, Parkway Estates, Oak Point Estates (new home community in Plano), Ridgeview Ranch, Hunters Glen, Breckenridge, Preston Crest, Legacy Hills, Creekbend Estates, White Rock Creek, Oak Creek Estates, Creekside Estates, Bristol Pointe, Pitman Creek, Russell Creek and Stoney Hollow.

New Home Builders in Plano

Buyers will find that a majority of the properties listed in the area were originally built and the areas developed in the 1970's to 1990's.  However, there are some builders still building in Plano and also some custom home builders who will build to suit your needs on available lots.  As a reference, Home Advisor has listed their picks for the top custom home builders in Plano.

Trails of Glenwood

  • Trails of Glenwood - The Trails of Glenwood are being constructed and developed by two main & respected builders - Grand Homes and First Texas Homes.  Grand is offering upwards around nine floor plans ranging in price starting from $619,000 to $486,000.  The Grand plans offer buyers square footage between approximately 3,000 to 4,300 with three to five bedrooms, full baths and half baths, European influenced architecture with brick and stone elevations, bonus rooms like a "tech loft," game room, media room and optional three car garage spaces.  The Grand models are as follows and are listed from most expensive to least expensive in starting price: Downton Abbey, Crown Ridge, Grand Emerald III, Sorrellwood, Grand Harrington, Provence II, Grand Lantana, Hartford and Hartford V.  The Trails of Glenwood feature a view overlooking Oak Point Park and Preserve and a community pool.  First Texas offers around five floor plans ranging in starting price from approximately $385,000 to $422,000 and square footage of approximately 3,000 square feet to 4,500 square feet.  First Texas plans are as follows: Stonehaven, Brentwood II, Hillcrest, Newport and Hilton.  Some of the plans in Trails of Glenwood allow the buyers to add a media room to the plan for some extra square footage and amenities.

West Park Villas

  • West Park Villas - Being developed by the Toll Brothers Homes and Landon Homes, these new construction properties are located near Custer Road and Sam Rayburn Tollway and TX-121 at the intersection of Park and Custer.  Residents within the West Park Villas are served by the Plano Independent School District and attend Harrington Elementary School, Carpenter Middle School, Clark High School and Plano Senior High School.  The Toll Brothers in Plano's West Park Villas offer buyers eight floor plans ranging in starting price from $476,000 to $678,000 on both one and two story plans.  The floor plans are as follows and are listed from most expensive base pricing to least expensive: Nottingham, Basilica, Balmoral, Reyes, Glenwyck, Windsor, Mondovi and Palladio.  These West Park Villas by the Toll Brothers range in square footage from between 2,000 square feet to 3,800 square feet.  With a total of 208 properties being built on this land which was once the historic Haggard Farm, the community of West Park Villas will feature an outdoor pavilion, pool, and community playground.

Harrington Mills

  • Harrington Mills - Being built by Grand Homes, the Harrington Mills development is located in the 75074 zip code of Plano Texas.  This location puts the new community at FM 544 (Plano Parkway) and Bradshaw on the eastern side of North Central Expressway (U.S. 75) and north of George Bush Tollway (190).  The new real estate at Harrington Mills is assigned to the Plano ISD.  Grand is offering buyers over ten floor plans with starting prices ranging from $512,990 to $440,990.  All plans are situated on two story plans with executive sized lots.  The square footage in Harrington Mills run from approximately 2,600 square feet to 3,600 square feet and offer between three to five bedrooms depending upon the plan and specific model.  A list of the models are as follows arranged from most expensive starting price to least expensive starting price: Grand Harrington, Hartford Mills, Sorrellwood Mills, Provence Mills, Davenport Mills, Barcelona Mills, Hartford Mills II, Hartford Mills V, Grand Lantana Mills, Grand Martinique, Grand Forest, Fenestra, Brandonwood, Grand Fairview, Martinique II, Grand Alexandria, Edinbourgh, Balmoral II, Abernathy and Sterling II.


  • Northglen - Northglen is yet another Grand Homes community with prices ranging in starting price from $438,900 to $531,900.  Remember, these are only the starting prices for the houses in Northglen.  With upgrades and higher amenities, these prices will and do increase.  The Northglen community offers buyers approximately eight floor plans all on two stories ranging in square footage from approximately 2,000 square feet to 3,500 square feet.  With the larger proerties, buyers can expect to find four bedroom plans with game rooms, media rooms and master bedrooms on the first floor.  The smaller houses in Plano's Northglen will give buyers three bedrooms on the lower end of the square footage range - approximately 2,000 square feet.  Even though the new construction listings in Northglen have a City of Plano address, they are zoned to the highly-rated Frisco ISD which may be a popular option for some buyers.  The following list is a list of the plans offered for the Northglen:  The list is from most expensive plan to least expensive plan: Grand Forest plan, Grand Martinique plan, Edinbourgh III, Grand Alexandria, Balmoral II, Alexandria II, Sterling II, and Abernathy.  The Northglen community is located east of Coit Road near Highway 121.

Hudson Heights

  • Hudson Heights - Offering residents and buyers community features like a greenbelt, community swimming pool and sports facilities, this new development is being led by Lennar Homes.  These listings by Lennar give buyers the choice of approximately eight floor plans on both one and two stories.  Using mostly brick exteriors and front entry garage spaces, the new properties have classic and traditional architectural appeal.  They offer buyers square footage between approximately 2,000 square feet to 3,300 square feet with three to five bedrooms depending upon the specific plan.  Starting prices in Hudson Heights start from $362,000 to $489,000.  The community is located east of U.S. 75 on the northeast intersection of E. Plano Parkway and Los Rios.  Children within the subdivision are zoned to the Plano School District.  The plans offered by Lennar are as follows and are listed from most expensive plan to least expensive plan: Bryson, Somerville, Livingstone, Mackenzie, Granbury, Fairfield, Medina and Belton.

Creeks of Timber Brook

  • Timber Brook - Being developed by M/I Homes and are nearly sold out.  The development is located east of Central Expressway (US 75) near the intersection of Chaparral Road and Jupiter Road in the 75074 zip code.  Children within the Creeks of Timberbrook are assigned to the Plano Independent School District and attend McCall Elementary, Bowman Middle School and Plano East High School.  There are currently a few remaining specs available with only two floor plans still available as custom builds.  Both of the remaining floor plans are three bedroom plans with square footage around 2100 to 2250 square feet.  The larger of the two floor plans comes with an extra half bathroom giving the home two and a half baths while the smaller of the plans has two bathrooms.  Both remaining plans are single story construction.  The two remaining floor plans are the Red Bud and the Birch.  The remaining specs start in base price from $319,000 to $326,000.

Oak Point Estates

  • Oak Point Estates - Oak Point Estates in Plano is being developed by Rendition Homes.  Located on the east side of Plano (east of U.S. 75), north of E. Spring Creek Parkway, east of K Avenue and west of Jupiter Road, children living within this new subdivision are zoned to the Plano Texas School District and attend McCall Elementary, Bowman Middle School, Williams High School and Plano East Senior High School.  Pricing ranges from $315,950 – $432,054.  Buyers will find floor plans offering three or four bedrooms on one or two story plans with between approximately 1800 square feet and 3800 square feet.  Rendition is giving buyers a selection of over ten plans from which to choose.
