Overview

Northwest Dallas homes are quickly becoming "the" area in Dallas for older houses with architectural significance. That title was once owned by the M Streets. However, Northwest Dallas real estate is home to some of the best mid-century modern and ranch style real estate from the 1950's and 1960's. There has been a rush lately on the properties in this area as they are still in excellent condition. The area is home to popular Midway Hills, the Disney Streets, Hockaday area and more.

Northwest Dallas Real Estate


Northwest Dallas homes for sale are located in the 75220, 75229 and 75244 zip codes of Dallas.  The area of real estate in Northwest Dallas TX are defined as south of LBJ Freeway (635), north of Northwest Highway (Loop 12), west of the North Dallas Tollway and east of Interstate 35.  The location of the area gives residents excellent access to Bent Tree, Bluffview, Caruth Hills, Devonshire, the Disney Streets, downtown Dallas, Greenland Hills, Greenway Parks, Midway Hollow, North Dallas, Oak Lawn, Park Cities, Preston Hollow, State Thomas, Turtle Creek, Uptown, Victory Park and West Village.  The area is also located within a few miles of Love Field Airport.

The homes in Northwest Dallas are assigned to the Dallas Independent School District with most children zoned to a variety of elementary schools, either Marsh or Cary Middle School and White or Jefferson High Schools.  However, a large majority of the local residents opt to send their children to one of the excellent private schools in the area.

Northwest Dallas real estate offers buyers a wide variety of housing options from small, mid-century style homes built around the 1940's to large, new construction mansions.  The lots in Northwest Dallas are considered large, old Dallas lots usually around one third of an acre or larger.  Of course, the more land associated with the property, the higher the listing price tends to be.  Land is definitely at a premium in the DFW area, but Northwest Dallas does offer houses on bigger lots for those buyers wanting to be spread a bit farther from their neighbors.

As far as shopping and dining are concerned, Northwest Dallas has excellent grocery shopping opportunities with Albertson's Grocery Stores being a staple in the area and, also, residents enjoy easy drives to both Whole Foods and Central Market locations.  The area is located about 7 miles from downtown Dallas with most home owners using the Tollway to access downtown.

Square footage on real estate in Northwest Dallas offers buyers homes as small as two bedrooms with one bath where the square footage may start around 1200.  Or, on the opposite end of the buying spectrum, luxury real estate in the area can go to over 5,000 square feet.  Buyers may find listings as low as the mid $100,000's or as expensive as over $1,500,000.

northwest dallas real estateYou're looking for something which isn't cookie cutter. You want something with a lot of original charm, characteristics and sits on a generous lot with more land than you will get in the suburbs.  

Most buyers in Northwest Dallas tend to be younger singles or couples with either no children or young children who are looking for the type of house Northwest Dallas offers.  These older, ranch style and cottage properties are moderately priced and usually within the budgets of some younger folks.  The older homes in Northwest Dallas are usually between 1200 and 2000 square feet, on one story with two to three bedrooms, two to three bathrooms, formal living rooms, a den and a kitchen.  With the age of original construction being in the 1950's to 1960's, buyers may find that the lower priced houses in the area will need some rehab and remodeling to bring them to today's popular building standards and trends.  Most of the "work" will need to be done in the kitchen and bathrooms.  The kitchens may require newer counters of natural stone and appliances.  The bathrooms may be original period tile work which some buyers choose to keep to retain the architectural style of the home from its original build.  That is a choice only the new buyer may make.  Most of the homes will have true and real hardwood flooring either currently being used or sometimes under a layer of carpet and pad.  As with the possible work in the kitchens and bathrooms, buyers may find that the home will need have the original wood floors carefully refinished.

The other type of buyer in Northwest Dallas are the people with lots of money who want a prestigious home pricing over the $1,000,000 mark placed on the generous lot sizes of the area.  Like the Northwest Dallas homes above, these luxury properties will never be cookie cutter and will all fall under the category of custom.  There are no large subdivision developments in Northwest Dallas because the land to do these developments simply isn't there anymore.  Most of these luxury listings will be of newer construction since the area was originally built with single story ranch houses and the newer construction listings are likely to have been built within the past 15 or so years.

Homes in Northwest Dallas are the newest "hot spot" for Dallas real estate as the focus shifts somewhat away from the M Streets and onto Northwest Dallas due to the original 1950's to 1960's architecture.

Buyers of Northwest Dallas real estate also generally are fans and proponents of private school education with some of Dallas' finest, best and highest rated private schools located in this area.  Schools such as ESD, Greenhill, Saint Marks School of Texas, Hockaday and Ursuline School for Girls.

Homes in Northwest Dallas also allow residents a fantastic and short commute to Downtown Dallas via the Tollway.  By entering the Tollway via Royal, Walnut Hill or Northwest Highway, residents may leave their home and have approximately a ten minute commute to the downtown Dallas area.

The Northwest Dallas neighborhoods are also old enough that the subdivisions offer mature landscaping with large trees and lush vegetation.  These neighborhoods are not baby neighborhoods and most likely, you will never be faced with living in a new construction area with many houses around you being constructed at one time.
