Argyle Texas Real Estate

Argyle is a suburb located just north of the City of Dallas in Denton County.  Acreage and land and is one of the reasons people looking for a little escape from the big city tend to gravitate toward Argyle real estate. Residents of Argyle Texas are served by the Argyle ISD.

Architectural Styles

"Country style" will describe almost all of the luxury properties in the Argyle, Texas area.  Buyers will also find that the homes may have a Mediterranean or European flare to their architectural designs with stone elevations giving them a look from old world Europe.  Traditional is also a prevalent style of construction.  Buyers will not find hard-edged styles of properties like contemporary, modern, lofts, condos, etc...  The real estate in the city consists of strictly single-family detached properties.

Homes in Argyle tend to be on the more expensive side of the Metroplex's housing suburbs.  With an average listings near $800,000, real estate in the area tends to fetch some substantial prices.

Pricing in Argyle Texas generally runs from a low of $300,000 to over $5,000,000.  If a buyer is seeking more luxury living, our Realtors would suggest staring in the subdivisions listed below.

Over $1,000,000

The Argyle subdivisions matching the luxury properties category include but are not limited to: Estates of Pilot Knob and Hickory Hill Estate.  However, most luxury properties will not be situated in a subdivision.  Rather, they are recognized by the city's plats as their own farms where horses will be permitted.  Spending over $1,000,000 on a home in the area will generally come with substantial acreage attached to the properties.

If a buyer is seeking that luxury, country-style house in DFW, Argyle would be a fantastic place to start their search.  Again, most of the luxury real estate will give that buyer the feel of country-style living.  Please know that buyers will not find too many new construction properties within this price range.  The listings over $1,000,000 generally mirror more of a farm or ranch style look and were built many years ago.

$750,000 to $1,000,000

This price point in Argyle will see substantially more subdivision type listings within a buyer's search.  While the real estate within this range will offer larger lot sizes, the abundance of acreage is not found.  This is due to two factors - (1) these are much truer to the description of builder subdivision homes, and (2) the pricing point does not allow for large acreage properties.

Argyle properties in the range of $750,000 to $1,000,000 may be found in the following subdivisions: Lively Estates, Liberty Crossing, Frenchtown Manor, Estates of Pilot Knob, Skyline Park, 5T Ranch and Hickory Hill Estate.

This range will offer buyers some good selections on new construction real estate in Argyle as well.

$500,000 to $750,000

Argyle listings for sale in the $500,000 to $750,000 range will buy a new buyer some great properties.  There are some excellent new construction listings within this range from which a buyer may choose.  In addition, the new construction options are being built by some of the top builders in DFW.

The following subdivisions will offer the best selection within this price range: Finchers Bend, 5T Ranch, Estates of Pilot Knob, Steeplechase, Oaks of Argyle, The Settlement, Hickory Crossing, The Oaks, Woods at Hickory Hill, Juniper, Harvest Orchard, Canyon Oaks, Palmetto and Hillside Estate.

$300,000 to $500,000

The $300,000 to $500,000 listings are generally the least expensive for homes in Argyle.  However, the $300,000 to $500,000 range still gives buyers excellent selections of available houses with some new construction as well.  Within this price point, buyers will generally get between 2500 and 4000 square feet with three to four bedrooms.  Many of the new construction listings will fit into this category.

The subdivisions within this price range include but are not limited to: Hillside Estate, Woods of Argyle,  Harvest Orchard, Steeplechase, Argyle Town Village, Harvest Gardens and Country Lakes.

Rolling country not 32 miles from a major hub like Dallas isn’t something home seekers would expect to see, but see it they will. Seekers of Argyle Texas real estate wouldn’t expect to see nine cops looking after a little over 3,000 residents, either. They do it quite well, though, because crime in Argyle is just about non-existent. What they will see the most is green that goes into infinity, fenced estates with ponds and swimming pools and even a couple horses. This is, after all, Texas. The estate houses aren’t European castles, but some are certainly as big as their cousins across the pond. If seekers want to live the life of country gentlefolk, they’ve come to the right place.

Tucked away in the southwestern portion of Denton County is a community that grew up alongside of the Texas and Pacific Railroads. If you guessed Argyle, Texas, you’d be right. In its early years, people recognized the area for its agricultural riches, sleepy demeanor and association with former Super Bowl VI Champ, Walter Benton Garrison. Today, it’s a robust, Metroplex burb that’s pro family, education, health and business.

There are more than eight, highly rated schools for them to attend and plenty of family friendly physicians in the surrounding area. Among them are pediatricians, OB/GYNs, dentists and gerontologists.

Argyle residents also seem to appreciate that the Water Works Park is less than an 11 mile drive away. The park is home to several indoor and outdoor pools as well as water slides, sand volleyball courts, a lazy river and green space. Plus, the venue offers Argyle residents a chance to attend summer day camp and assorted, water related courses. Examples include kayaking basics and water safety.

Many single-family homes in Arglye, Texas, sell for $255,000 or more and pet-friendly, monthly rental fees typically start at $2,900. Some of them are an intriguing mix of Southern tradition and ultra modern, interior features. So families can sit in rockers on the porch sipping sweet tea one moment and watch new releases on the huge, HD flat screen in their home theatre the next.

Anyone tracing their ancestry from Clans Campbell, Lamont or Malcolm (or MacCallum) will feel right at home in Argyle. The American city, though, was founded by some 35 families under the Peters Colony land grant between 1850 and 1870. Cattle, hogs and sheep in addition to crops like cotton, wheat and oats were shipped out on trains running through the depot in town. Mail came on the train, too, and was supervised by the first postmistress in Argyle, Emily Wilson. Seekers can thank their lucky stars they have a choice between the University of Texas at Dallas, the University of North Texas and the University of Dallas among others. Otherwise, they’d be sitting in a two story brick school with 107 other students.

The rolling country stayed that way up into the 20th century, because the population rose and declined, just like in any other town. The war years took residents into nearby cities for work in factories. It wasn’t until the late 20th century that Argyle’s population grew due to city folk needing to breathe fresh country air. Some industry moved in, but cash crops were still being shipped out.

What Residents Do

While some Argyle residents do farm their land, home seekers will find more entrepreneurs, CEOs, upper management and other professionals living around them. Their kids attend three elementary schools, two middle schools and one high school. Eight museums, 12 venues for dance, theater and opera, two zoos and countless opportunities to check out sports stadia give gentle residents something to do after work and school. New homeowners will smile and wave to their new friends and neighbors from a table in Prime in Argyle as they enjoy a steak or perhaps Italian cuisine at Palermo’s. They might discuss community affairs or tickets for the Stones tour at AT&T Stadium between bites of cake for dessert at Jenn’s Sweet and Sassy Bakery.

And Those Castles?

The Internet will tell home seekers that the median home price in Argyle was $338,500 in 2012. Well, that was three years ago. Today, be prepared for a home, for example, like 417 Sam Davis Road. With five beds and six baths, home seekers might consider over seven thousand square feet going at $1.5 million somewhat castle-like. Now, five beds and four baths in over 4,000 square feet for $13,690,000 might not seem quite so grand. However, when home seekers can’t see the trees for the forest, they might feel their surroundings somewhat medieval. Want a parcel of land to farm or to support your horses? You got it. A lot of wheat or horses can be supported by seventeen acres on Gibbons Road. Want to feel like you’re right in the middle of the Ewing family rodeo on Dallas? Check out 780 Harpole Road and imagine Steve Kanaly and Larry Hagman riding out of the barn on magnificent steeds.
