Allen houses priced $300,000 to $500,000 are nice homes but may need some updating especially toward the $300,000 mark.  There are a large number of properties listed within this price range.  While some of the properties may need to be updated a bit to bring them to today's styling trends, buyers may also find new construction real estate in this price category.

New construction properties are being built in the area by the following home builders: Coventry Homes,  Standard Pacific Homes, David Weekley Homes, Grand Homes, Ashton Woods Homes, Craig Ranch in Allen, Pulte Homes, K Hovnanian Homes and American Legend Homes.  Home Advisor has also put together their list of the best local home builders in Allen.

Hamilton Hills Montgomery Farm

Hamilton Hills Montgomery Farms - this subdivision has impressive builders leading the development - Southgate and Belclaire.  The development describes itself as the perfect community for residents to live in harmony with nature, wide spaces and a dynamic community on the borders of Plano and Allen.  Located west of U.S. 75, south of W. Bethany, east of Alma Drive and north of Legacy Drive, these listings are zoned to the Allen Independent School District and children residing in the neighborhood attend Norton Elementary School, Ereckson Middle School and Allen High School.

Southgate in Hamilton Hills still has a small amount of inventory available within the subdivision with their 4802 plan and 4655 plan.  The square footage ranges from approximately 4600 to 4800 square feet with five bedrooms on two story plans.  The pricing on these two remaining listings in Montgomery Farm start from $749,000 to $789,000.

Angel Field West

Angel Field West - Southgate is the main builder in the Angel Field West community.  This is the newest addition to the Montgomery Farm community and is described as the perfect setting for those wanting to live in a conservation-focused designs in wide open spaces.  The goal of the developers is to created a non-polluting and sustainable community in conjunction with the residents.  Located south of W. Bethany Drive and east of 75, zones the Angel Field West community to the Allen Independent School District, which is a positive factor for people wanting to purchase in a good school district.

Southgate is offering buyers eight individual floor plans with the pricing in this community starting from $639,900 – $759,900.  The plans give buyers options of 3400 square feet to 4500 square feet on two stories with options like three car garages and four to five bedrooms.  Built with some classic architecture, these elevations use brick, stone, siding and some architectural details seen on the early 1900 Craftsman style houses.  If a buyer is seeking a house with some architectural details not usually seen in new construction, Angel Field West might just be their neighborhood.  The plans offered by Southgate Homes are as follows and are listed from most expensive to least expensive plan: The Madison, The Copeland, The Montgomery, The Madison, The Savannah, The Charlotte,  The Caroline, The Kamdyn and The Keeton.

Village at Twin Creeks

Village at Twin Creeks - Southgate, Normandy and American Legend are the three primary builders.  As part of the bigger community of Twin Creeks, this new development will be a very short commute to the Arnold Palmer designed golf course and the development boasts a pool, fitness center, volleyball courts, basketball courts, tennis, playgrounds and more for the residents.  As a whole, the Twin Creeks community is one of the biggest master planned communities in the Dallas - Fort Worth Metroplex with over 2000 acres.  The community is located north of W. McDermott, south of W. Exchange Parkway, east of Custer and west of Alma Drive.

Southgate is offering buyers four plans in the Village at Twin Creeks, the plans range from about 3400 to almost 4000 square feet all with four or five bedrooms and options between three and a half to four bathrooms.  The Southgate listings are constructed on the exterior with siding, brick and stone veneer.  These houses have the architectural look of Craftsman houses reminiscent of the early 1900s and price starting from $609,900 – $769,900.  The following are the plans offered by Southgate in the Village at Twin Creeks: The Madison,  The Savannah, The Charlotte and The Kamdyn.


Steeplechase - Located in the City of Allen but in Lovejoy ISD, these new construction listings are described by the developers as the "best of both worlds."  Lovejoy ISD has an excellent reputation and living in this community will not disappoint those who desire great schools for children.  Steeplechase is located near both 75 and Highway 5 and are minutes from some of the most popular local destinations like the outlet mall and Wildife Sanctuary.  The community is on the north side of Stacy Road about two miles west of 75.  The primary builder in Steeplechsae is Drees.

Drees is offering buyers seven distinct, single family floor plans pricing starting from $519,900 – $686,990.  These Drees properties are built on one or two story plans and range in square footage from approximately 2700 square feet to 4000 square feet with three to four bedrooms and three to four bathrooms.  The larger, more expensive floor plans within the community give buyers the choices of walk-in closets, a game room, and various tech and/or media room options.  The following floor plans are the options for these Drees and are listed from the most expensive floor plan to the least expensive floor plan: Bracken III, Palermo, Ravenna, Grayford, Deerfield J, Penmar J and Lorenzo III.

Cumberland Crossing

Cumberland Crossing - The second phase of Cumberland Crossing is now selling with Grand and Windsor. The community is described as a fantastic new community with exception location in west Allen.  The Cumberland Crossing development is zoned to the exceptional schools and the children within the subdivision attend Kerr Elementary School, Ereckson Middle School and Allen High School.  These new construction properties are classic and traditional design with the use of brick and stone veneer exteriors.

With eight individual floor plans, buyers get a choice between four to five bedrooms, 2800 to 4200 square feet and two to four full bathrooms with the Grand listings.  Some of the plans also have half baths along with the full baths.  Pricing starts from $479,900 – $661,584.  The following list is a list of plans offered in Cumberland Crossing by Grand Homes and the list is sorted from most expensive plan to least expensive plan: Downton Abbey, Cumberland, Cumberland III, Crown Ridge, Provence II, Hartford, Grand Lantana and Tiffany II.

Creekside at Ridgeview

Creekside at Ridgeview has an impressive list of builders within the subdivision.  The main builders of these are David Weekley and Coventry.  David Weekley says of their designs in Creekside at Ridgeview - "Featuring the bet in design, choice and service from a home builder with over three decades of expererince."  The community is being advertised as having access to miles of hiking and bike paths with excellent access to 121, 75 and the Dallas North Tollway.  The community is zoned to excellent schools and the development features a golf course, greenbelt and park.

David Weekley is offering buyers six individual floor plans, the pricing on these Allen houses start from $439,990 – $584,149.  Built on both one and two story plans, the selections give buyers a classic and traditional architectural appearance by using brick and veneer stone exterior elevations.  Starting at around 2900 square feet and going to 4000 square feet, buyers can find listings with three to five bedrooms and upgrades like three car garages, studies and what David Weekley terms as "retreats."  The following are the floor plans offered in the Ridgeview community by David Weekley: Heideman, Lund, McManus, Amison, Otterson and Chamberlaine.

Ansley Meadows

Ansley Meadows - Woodland Collection - described as having a strong sense of community with a an excellent proximity to 75 and 121.  The Allen houses in Ansley Meadows are zoned to top schools which can be a positive factor for those with children looking for a good, new community and strong educational opportunities.  Meritage and Pulte are the main builders in Ansley Meadows.

Meritage Homes - With five different floor plans, these listings range in price beginning from $380,990 – $425,990.  Square footage runs between 2600 to 3500 all on two story plans with four bedrooms and between two and a half bathrooms to three and a half bathrooms.  The builds have a traditional look with brick and stone veneers and two car garages.  The following are the plans offered by Meritage and are listed in order of most expensive plan to least expensive plan: The Pecan, The Hickory, The Silver Maple, The Evergreen, The Pine and The Beech.

The Landings at Kittyhawk

The Landings at Kittyhawk is a community being constructed by Grand Homes.  Grand is one of the better and more reputable builders in the Dallas - Fort Worth area.  The Landings at Kittyhawk are zoned to excellent schools.

Grand is giving buyers the option of fourteen different, individual floor plans with this new community.  The pricing starts from $472,900 – $648,687 and the plans start in square footage around 2700 square feet to 4000 square feet with between three and six bedrooms.  Some of the plans also offer three car garages and offer buyers plans in both one and two stories.  The houses in Allen's Landings at Kittyhawk are both traditional and European inspired in their architectural designs.  The following are the plans offered by Grand in The Landings at Kittyhawk and are listed by price with the most expensive to least expensive starting price: Grand Lantana, Downton Abbey, Grand Landing, Middleton, Provence II, Grand Lyndhurst, Grand Lantana 3 car garage, Gentry, Hartford, Grand Chadwick III and the Premier Landing.

Allen Golf Course Living

Golf course homes in Allen are located mainly around Twin Creeks subdivision in the 75013 zip code in west Allen.  

The golf course properties can be some of the priciest real estate in the city with homes ranging from the $400's to over $2,000,000.  The houses offer traditional brick plans with veneer stone exteriors, upgrades and additions like media rooms, game rooms, swimming pools, granite counters, gourmet kitchens, three car garages and, of course, access to and views of the golf course.
