Northeast Dallas Real Estate

Northeast Dallas homes for sale are located in several zip codes of Dallas.  The area of real estate in Northeast Dallas TX mainly consist of what locals term the Lake Highlands area.  The location of the area allows residents very easy access major highways like LBJ Freeway (635) and North Central Expressway (75).  The area is also near Bent Tree, Bluffview, Caruth Hills, Casa Linda, Churchill Way, Devonshire, downtown Dallas, East Dallas, Forest Hills, Greenland Hills, L Streets, Lakewood, M Streets, Midway Hollow, the Park Cities and Love Field Airport.

Homes in Northeast Dallas are mainly zoned to the Richardson ISD with children attending one of several elementary schools, Lake Highlands Junior High School or Forest Meadow Junior High School and Lake Highlands High School.

Northeast Dallas real estate prices from $50,000 for a small, one bedroom condo unit to almost $1,000,000 for the luxury listings in the area.  The area experienced a building boom in the 1970's and 1980's.  Most of the houses in Northeast Dallas were built during these two decades.  As such, buyers may find that some of the homes need some updating to fit their wants and desires.  However, the properties generally have "good bones" and most are set on slab foundations with a few pier and beam foundations in the area.  The pier and beam foundations found in Northeast Dallas will have been built in the 1950's and 1960's, as builders mostly went to slab foundations in the more recent decades.  Foundation movement is prevalent in this area but, if done correctly, will not be an issue and most reputable foundation companies offer a life time warranty on any work completed.  Foundation repair is very common in all of Dallas-Fort Worth as the area has clay soils which contract and expand with moisture, rain and drought.

Square footage on single detached real estate in Northeast Dallas ranges from approximately 1500 square feet to over 5000 square feet.  Some of the newer constructed homes can be found in a variety of architectural styles like contemporary, modern, European and traditional.  The newer construction listings will have upgrades popular with today's builder and buyer like hardwood flooring, media rooms, wine storage, natural stone counters, walk-in closets, master bathroom retreats and more.  As in most other areas of DFW, newer construction will typically fetch higher prices.

Buyers in Northeast Dallas generally are seeking an area within the 635 loop with easy access and close proximity to downtown Dallas, Interstate 75 and LBJ Freeway (635).  Northeast Dallas homes also provide owners with excellent proximity to SMU and the Park Cities.

Along with some of the excellent proximities to some of the more popular areas and destinations within Dallas, owners of Northeast Dallas real estate also gravitate to this area for the excellent schools of Richardson Independent School District and, more specifically, Lake Highlands.

Many of the buyers and owners of homes in Northeast Dallas are younger couples with school-aged children who need the larger houses the area provides at reasonable pricing and the top-notch Richardson ISD schools.  Northeast Dallas is still one of the more affordable areas of the city and Northeast Dallas listings reflect this by generally not lasting very long on the market.

The tight-knit community of Northeast Dallas is mainly focused around Lake Highlands.  With most of the children in the area attending public schools, this is a close community where neighbors are still neighbors and families enjoy activities with other families.

As many of the activities in the Northeast Dallas area focus around the high school, it is not unusual to drive by the high school stadium on Friday nights in the fall and see most of the community in the stands rooting for the Wildcats of Lake Highlands.

While most of Northeast Dallas is located in Lake Highlands, there are a few homes outside of Lake Highlands which still fall into the Northeast Dallas neighborhood but are served by the Dallas Independent School District and are nearer to White Rock Lake.
