Henderson Avenue and east of N. Fitzhugh Avenue.  The Munger Place neighborhood allows residents excellent proximity to downtown Dallas, the Arts District, Bryan Place, Deep Ellum, Farmers Market, Junius Heights, Kessler Park, Lakewood, the M Streets, North Oak Cliff, Oak Lawn, the Park Cities, SMU, State Thomas, Turtle Creek, Uptown, Victory Park, West Village and White Rock Lake.

Homes in Munger Place are zoned to the Dallas Independent School District with local children attending the following schools - Lipscomb Elementary School, Long Middle School and Woodrow Wilson High School.

Munger Place real estate prices around the low $500,000's to the $600,000's with homes offering buyers a trip back to the early 1900's when the properties were constructed.  Most houses in the area have three to five bedrooms on two stories with detached garages, wood siding and sit on lots about a quarter of an acre.  Being that the homes are close to, or over, 100 years old, some of the homes will need some updating to bring them to today's popular standards and trends.  However, some of the homes have already undergone updating but still retain the original qualities of when they were built like original hardwood flooring, hardwood trim and ceiling beams, Porte-Cocheres, period tile work with fireplaces, some basements, pier and beam foundations, rear guest quarters, large formal living and dining areas as were popular during this time and larger square kitchens with serving doors leading to the formal dining areas.

Home buyers in the Munger Place neighborhood will find homes modeled after the Prairie style and Craftsman style as these architectural styles were very popular at the turn of the century.  Real estate in Munger Place mostly attracts those buyers looking for a piece of history.  Those buyers who want something classic yet architecturally refined.  Buying a home in Munger Place can have its downfalls as far as older internal systems like plumbing and electrical and they are probably not the cheapest homes to purchase and own.  However, if you want a property with a lot of original character and history which fits way outside the cookie cutter builds of today, Munger Place in Dallas may just be your place.

Why Look at Homes in Munger Place

Back in 1905, a cotton gin manufacturer named Robert Munger and his brother, Collett, created "The City Man's Home." The infrastructure featured electric street lights, paved streets, and sidewalks, while each home had to cost at least $2,000 to build, stand two-stories, and could not face a side street. It wasn't long before Dallas' social elite and wealthiest businessmen called Munger Place home.

Despite all of its grandeur, the neighborhood was nearly destroyed during the Great Depression of 1929. At that time, residents turned their homes into apartments in order to take in boarders. Years later, there was a housing shortage after World War II, and a trend toward multi-family housing further contributed to the decline of Munger Place.

Finally, things turned around in the 1970s, when artists found the ten-to twelve-foot ceilings, large windows, and open entry halls appealing.

The Munger Place Historic District was created in 1980, and today, it's on the National Register of Historic Places.

Along with its unique history and beautiful homes, buyers are also drawn to Munger Place due to its closeness to restaurants, shops, and a variety of things to do.
