Greenland Hills homes were some of the first houses in Dallas as the area expanded from downtown Dallas. Once considered north Dallas, this area is now thought of as one of the closest neighborhoods to the downtown area. Greenland Hills homes for sale are located in the 75206 zip code of Dallas.  The neighborhood of Greenland Hills in Dallas TX is defined as south of McCcommas Boulevard, north of Vanderbilt Avenue, east of Central Expressway (75) and west of Greenville Avenue.  The proximity of the Greenland Hills area gives residents excellent access to all of the bars and restaurants along Dallas' famous Greenville Avenue like the original Snuffers restaurant, Stan's Blue Note, The Grananda Theater, Blue Goose Cantina, San Francisco Rose restaurant and other entertainment and eating establishments.

Greenland Hills is within what locals call the M Streets and also now a conservation district.  The area was first established in the 1920's with many of the original construction houses still standing in their Tudor style or Craftsman Style architecture.  This makes the area quite attractive to buyers who want that original architecture distinct to this area of Dallas with stained glass windows, arches and original hardwood flooring.  The area is close to SMU, Downtown Dallas, Love Field Airport, Lakewood, Lake Highlands, West Village, Victory Park, White Rock Lake, Uptown, Oak Lawn and Central Expressway.

Pricing on homes in Greenland Hills runs from approximately the high $300,000's to over $600,000.  Buyers of Greenland Hills real estate can expect to find, on average, two to three bedrooms, one to two bathrooms and square footage around 1500 to 2800 square feet.  With these properties mostly retaining their original charm and qualities, the houses will often have original hardwood flooring, smaller kitchens, formal dining areas and living rooms, pier and beam foundations, Tutor or Craftsman style architecture, arched doorways, stained glass windows and detached garages.  It is not uncommon for houses in Dallas Greenland Hills to have had some foundation repair or work during its existence.  Foundation work is common in DFW as we have clay soil which contracts and expands with moisture levels.  However, foundation repair shouldn't be a worry as it will actually give a home better support than was original during the build.  Most foundation work is completed using concrete or steel piers.

Greenland Hills real estate allows buyers to be close to the "action" with its nearby proximity to some of the best nightlife the city of Dallas has to offer in lower Greenville.  The area of Lower Greenville Avenue is lined with bars and restaurants all within walking distance of Greenland Hills.

Most buyers of houses in Greenland Hills want the type of scene and nearby location of the entertainment offered in the area.  These buyers don't want what they perceive as the boredom of what may be found in the true suburbs around Dallas.  Greenland Hills houses are zoned to the local Dallas Independent School District and while some of the more desirable schools of DISD are located within the immediate area, this may be a downside to families with school aged children from purchasing a house in the area.

A word of warning, this area may be a bit louder as residents and locals tend to stay up a little later, enjoy activities which may last a bit longer into the night and residents will sometimes notice those who do not reside within the area attempting to use their streets as parking areas for the nearby bars and restaurants.  However, most buyers of real estate in Greenland Hills area of Dallas know this ahead of time and are OK with the activities and some of the "inconveniences" mentioned above.
