What began as a dairy farm pasture is where you can now find some of the most beautiful estates in Dallas. Its name is Bluffview and its tree-lined streets sit on a bluff. Over the last five years this neighborhood has seen a growth of 9.6 percent, bringing the current number of residents to around 4,525. There are nearly 2,000 households and the median owner-occupied home value is a little over $476,000. Luxury and natural scenic views abound in this area.

Bluffview homes for sale are located in the 75209 zip code of Dallas.  The area of Bluffview is located in northwest Dallas and is between W. Northwest Highway to the north, W. Lovers Lane to the south, Lemmon Avenue to the west and North Dallas Tollway to the west.  The area is considered one of the higher priced areas in Dallas and a luxury neighborhood.

Homes in Bluffview are assigned to the Dallas Independent School District with children in the area attending the following DISD public schools - Williams Elementary School, Marsh Middle School and White High School.

Buyers will find the more expensive listings and properties with acreage over two acres, listing prices from the mid $200,000's for older houses in need of repair to estates over $5,000,000.  However, the entry level pricing with one and two bedrooms which are move-in ready will run around $500,000.  On the luxury end, buyers will find all of the upgrades and building styles popular with today's trends.  The real estate listings will have marble, stone and wood flooring, multiple fireplaces, outdoor living spaces with custom swimming pools (some saltwater), upgraded gourmet kitchens with chef style commercial stainless appliances, large winding staircases with iron trim, gated entrances to homes, guest houses, sport courts, multiple garage spaces, multiple fireplaces, libraries, wine rooms and storage, theater rooms, media rooms, large game rooms and other upgraded amenities.

Bluffview properties offer buyers a wide selection of architectural styling with influences from very contemporary to traditional to Mediterranean to European with English and French design.  Typically the more architecturally designed the home, the more expensive the home list price.  Square footage will give buyers options ranging between 1000 square feet to over 10000 square feet.

Buyers in Bluffview want larger lots with nice cliffs, bluffs (hence the name) and hills which aren't often found in this area of Dallas.  The natural terrain in the area is unlike any other surrounding areas.

The homes are luxury with pricing usually over the $1,000,000 mark and buyers are, for the large part, luxury buyers.

While the real estate in the area is zoned to the Dallas Independent School District, one will see that most children living within the neighborhood are using the large number of private schools to educate their children. 

Very few children within the area will attend the public school system.  The area is close to top private schools in the area like ESD, Saint Marks, Greenhill, Hockaday, Jesuit, Ursuline and Lamplighter.  

Bluffview is in Northwest Dallas which means that no two homes will be alike in the area.  These luxury real estate listings in the neighborhood were first constructed in the 1950's so this was before any sort of cookie-cutter subdivisions existed.  As such the lots are big and buyers are ones who are seeking the larger lot sizes along with the combination of a luxury area.

Buyers and current residents enjoy being near Love Field Airport, Northpark Center, Highland Park Village and other great areas of shopping.

Many residents of choose to make this a long term home, so the area is mixed with families with school aged children and those empty nesters who just enjoy living in a luxury home in a terrific and scenic area of the city.
