Looking for homes for sale in Plano? Trying to figure out where the best neighborhoods are? Our REALTORS® detail our opinions of the best neighborhoods in Plano Texas.
So, how do we arrive at naming Plano's best neighborhoods? The short answer is years of experience. The longer (probably better) answer has actually been determined through years of watching buyers gravitate toward certain neighborhoods; constant questions from clients about certain neighborhoods and subdivisions; homes selling faster in some neighborhoods as opposed to others; and, home values rising in certain neighborhoods faster than other areas of Plano.
Plano has seen a lot of development over the past 30+ years so some of the neighborhoods on the list will be newer than others, but there are still some "older" neighborhoods which make the list. We also will name luxury neighborhoods and more reasonably priced neighborhoods. Just because you do not see a certain neighborhood on our list, it doesn't mean it isn't a nice or desirable neighborhood. It simply did not make this particular list. Each neighborhood in Plano has advantages and disadvantages, so take this list for what it is worth - a good place to begin a search for your new home.
One last thing, we are not going to name a particular Plano neighborhood as the absolute best. Instead, we are going to list the areas (in no particular order) as simply fitting into the criteria as the overall group of the best neighborhoods in Plano.
The Avignon neighborhood, also known as Avignon Windhaven, is located near the west side of Plano and close to both the North Dallas Tollway and 121. The location of the neighborhood is excellent for shopping and quick access to shopping, dining, airports and downtown Dallas.
Avignon feeds to excellent Plano ISD schools of Brinker Elementary School, Renner Middle School and Plano West High School. The homes in Avignon are generally priced over $700,000, have over 4,000+ square feet with smaller yards. Most of the homes in the neighborhood take up most of the lot. If you're seeking a large yard, this isn't your neighborhood. However, it is a very popular neighborhood because of the architectural details of the homes which mostly feature European and Mediterranean inspired designs.

A large subdivision in the northwest of Plano, consisting of multiple areas and zoned to two different school districts, Deerfield is an attractive place for buyers. Moderately priced homes ranging from approximately the mid $400,000's to near $800,000 with both one and two story plans with four to six bedrooms.
Located in north Plano near 121, the areas of Deerfield are split between zoning to Plano ISD and Frisco ISD. The homes assigned to the Plano School District feed to Plano West High School with the homes zoned to the Frisco School District going to Liberty High School.
These moderately priced homes in Plano make for a popular area with buyers and Deerfield definitely makes our list as one of the best neighborhoods in Plano Texas.

El Ranchero Country Estates in Plano is one of the creme de la creme neighborhoods in all of Dallas - Fort Worth. Located near the North Dallas Tollway, north of W Parker Road and south of W Spring Creek Parkway, homes in the neighborhood start around $2.5 million and go to over $6 million in price. With homes set on at least two acres and square footage on some properties up to 17,000 square feet, the El Ranchero neighborhood wows even the pickiest of luxury buyers.
The neighborhood is zoned to the desirable Plano West High School with the area assigned to the Plano Independent School District. El Ranchero Country Estates makes our list of the best neighborhoods in Plano because it - (1) is in Plano; (2) has homes on at least 2+ acres; (3) has homes starting around $2.5 million; and, (4) is zoned to Plano West High School. What else could we ask for when we are naming Plano's best neighborhoods?

Back to another moderately priced neighborhood. Yes, for the purposes of this article about the best neighborhoods in Plano, prices around $500,000 to qualify as "moderate." The Estates of Forest Creek definitely make our list because of the constant attention the neighborhood receives from buyers.
Listings in Forest Creek do not tend to stay on the market very long. Situated north of Legacy Drive, south of Hedgcoxe, east of Coit and west of Independence, the homes price between approximately $400,000 to near $600,000.
The homes in the Forest Creek neighborhood are zoned to Plano Senior High School and the Plano ISD. With a short shelf life of the popular listings in the Estates of Forest Creek, the subdivision definitely makes our most popular list in Plano.

Classic, elegant and coveted with a country club lifestyle - this is the Gleneagles neighborhood. Situated near the Gleneagles Country Club in Plano between W Park to the south, W. Plano Parkway to the north, Preston Road to the east and the Dallas North Tollway to the west. The Gleneagles neighborhood is circled around the golf course of the country club.
With prices between $700,000 to over $3,000,000, Gleneagles is one of the most luxury neighborhoods in Plano. The homes are assigned to Centennial Elementary School, Renner Middle School and Plano West High School in the Plano Independent School District.
If a country club life with golf, tennis and dining in an upscale neighborhood in Plano is what you are seeking, Gleneagles is your subdivision.

A small pocket of homes on the west side of the North Dallas Tollway, the neighborhood of Indian Creek is intertwined with the Prestonwood Country Club golf course. The neighborhood of Indian Creek gives buyers a chance to live in west Plano with golf course living. The area is defined by West Parker to the north, Plano Parkway to the south, Prestonwood Drive to the west and Midway Road to the east.
Prices on the homes in the neighborhood of Indian Creek fall around $600,000 to $900,000. The lots with golf course views tend to be the most expensive in listing price. Buyers will find homes between about 3500 and 5500 square feet with four to five bedrooms on mostly two stories.
Homes in the neighborhood are zoned to the Lewisville School District. Indian Creek makes our list of best neighborhoods in Plano because it offers golf course living in Plano for under $1,000,000.

Located on the east side of the North Dallas Tollway, the homes in the Lakeside on Preston neighborhood average around $900,000. At that price point, this is a luxury neighborhood. Buyers will find homes in Lakeside on Preston listed as "low" as $700,000 or as high as $1,400,000. So, what do the $700,000 homes get a buyer in the neighborhood? A home with about four bedrooms, usually an equal number of bathrooms and around 3500 square feet of living space.
On the opposite side, the homes over $1,000,000 in Lakeside on Preston will get the luxury buyer that house with around 6000+ square feet, five or more bedrooms and custom architecture and design.
Why does Lakeside on Preston make our list of the best Plano neighborhoods? Because it is awesome that a buyer can spend as "little" as $700,000 and be in the same neighborhood as homes near $1,400,000...all in Plano near the Tollway and zoned to Plano West High School!

Back to the luxury side of listings in Plano...the Normandy Estates neighborhood is purely for the luxury buyer. With a lake, fountain, fishing dock and nature trails, this 75 acre gated community starts at $1,000,000 and ranges to almost $2,500,000 for the truest of luxury homes. A newer development, the architectural styles of these custom homes make the Normandy Estates neighborhood as pretty and desirable as any of the other true luxury communities in Plano.
So, what makes Normandy one of the best neighborhoods in Plano Texas? Luxury, nature, location, Plano West High School and gated. How can you argue that Normandy Estates shouldn't be a part of this list?

Time and time again, buyers ask about (and purchase) homes in the Whiffletree neighborhood. Buyers absolutely love Whiffletree. We're not kidding. Since many of the homes in the neighborhood were constructed in the 1980's, the area now has mature, lush landscaping with large trees and manicured lawns. Residents in Whiffletree are proud of their neighborhood and it shows.
Home prices in Whiffletree run from approximately the mid $300,000's to the mid $600,000's. Whiffletree is located in central Plano and bordered by Hedgcoxe to the north, Legacy Drive to the south, Coit Road to the west and Independence Parkway to the east. With prices as low as the mid $300,000's for Plano West High School and the popularity of the neighborhood, Whiffletree definitely makes the list of the best Plano Texas neighborhoods.

If we were naming the absolute best neighborhood in Plano, Willow Bend might would be #1. However, as stated above, we are simply listing the best neighborhoods in Plano as a group. WIllow Bend is a massive subdivision which consists of numerous areas. It is not unusual to find 30 or more listings on the market at one time because of the sheer size of the neighborhood.
Willow Bend offers homes to buyers ranging from approximately $700,000 to over $5,000,000. That's an awesome range of prices for this kind of luxury subdivision. Of the 30+ homes listed, close to 20 of the homes will be priced at over $1,000,000. The area is also zoned to Plano West High School, located near the Dallas North Tollway and near the Shops at Willow Bend. You couldn't ask for much more!
